depends what type of house you're after, 2bedroom? might be looking at maybe a bit more. i'm on my phone otherwise i'd have a look. headingly is some what decimated with students but if you look a bit further up otley road it's not as bad. kirkstall is pretty close to town and is quite a nice area....
