Quite a while, its up to the landlord to actually start legal action.

This one we served the tenant a standard 2 months notice because the house had been sold. 2 months is up and they havnt moved out and the sale is likely to fall through

Its pretty shit the other way round too though, my old landlady is trying to charge us 385 quid for cleaning the kitchen and bathroom, doing the garden and getting rid of an old bed. We cleaned the kitchen and bathroom whilst she was there watching us! and we spent two days doing the garden and the old bed broke and my mate bought a new one and left it there so she has got a brand new bed for free!

And it seems like there is nothing we can do cos it seems like she has the final say on everything, she and the estate agents are being no help either.

My friend just moved out of his place and paid a pro cleaner to come in. The effort to clean it and the fact you know the fucker is going to say its not up to scratch meant it was £100 well spent to him and his partner.
