Help/Info Needed with recording vocals in ableton 8

Well being on the forum im clearly a dubstep producer, and recently i have been making some beats for my cousin to rap on.
The problem that i encounter when i go to record him is
1)If im in asio mode for my audio , The sound comes in way to much and you can hear the sound of the air when there is silence.
2)if im in standard audio mode like direct there is a delay from the time he says something into the mic, to when you can hear it in ableton on an audio channel.
It is a usb phantom powered condensor mic and what i do is i route 1 audio channel with the finished beat for him to listen to while he raps with headphones on, and a audio channel underneath for recording the vocals.... I for the life of me cannot fix the issue of the audio delay, and like i said, when i go into asio the delay goes away but then the sound of air becomes over welming and completely shits on the quality of the recording . .
Is anyone else fimiliar with this issue ? or even have a way to resolve it ?
He has plenty of talent and i would just like him to be getting the quality of production he deserves.
